Sea Sand is a complex of eight terraced house units, located in the tranquil area of the Sts. Constantine and Helena resort, near the Euxinograd Residence. The beachfront property features significant elevation changes and lush greenery in its southern section.
Each house resembles an individual structure "carved" from stone, partially buried in sand, as the surrounding sandy vegetation gradually envelops it, blending it into the environment. The varying heights of the solid vertical forms add dynamism while also providing seclusion from neighboring "sandy" houses. The appearance is homogeneously natural, utilizing four types of large-format suspended granite tiles and massive orthogonal shapes that create a sense of levitation in some areas, despite their apparent density. The stone-like facade is complemented by the cool touch of anodized light aluminum and glass.
Despite the strict urban planning restrictions, the steep terrain allows for the development of four-story single-family houses. The approach and entrance to each house are from the highest part of the alley, where individual terrace-garages, an entrance hall, and a stairwell with an elevator ensure easy accessibility throughout the home. Descending, there are four bedrooms with en-suite bathrooms on the two lower floors, while the spacious living area on the fourth level, at sea level, includes comfortable seating, a dining area, kitchen, utility room, and a bathroom. From the living room, large sliding windows lead to an individual veranda for each house, complete with a pool and garden furniture, allowing direct access to the beach.
At first glance, the shared living experience is neutralized the moment one crosses the threshold of their own home, revealing framed views of the sea and horizon that seem exclusively meant for them.
