Grand Park & Living is located in the resort of St. St. Constantine and Helena, on a property with an exceptionally beautiful park – part of the territory of the former Grand Hotel Varna. The property covers an area of 45 decares, most of which is occupied by a park with perennial tree species and remains unbuilt – intended for walks, sports, and recreation. The location combines a seaside environment with urban amenities – green spaces, commercial and educational services – and provides quick access to the city of Varna. Located less than 200 meters from the shore, the complex offers panoramic sea views and direct visual contact with the horizon.
The project includes several residential buildings, a hotel, and a commercial area facing the street. It is based on a dual concept of protection and openness: a sheltered inner garden provides privacy and comfort, while the overall composition forms a delicate "funnel" open to the sea, connecting the complex's park with the surrounding green areas. This gesture improves the views, aids natural ventilation, and introduces a sense of permeability—a quality often lacking in residential complexes.
The buildings are arranged around a landscaped park with swimming pools, children's areas, recreational places and pedestrian walkways. Strategic setbacks and urban planning solutions with rotated volumes create a dialogue with the surrounding environment and add visual breadth. The commercial ground floor enlivens the street frontage with transparent facades and public functions, forming a delicate, active barrier between public and private space. The residential volumes are set back above it, which reduces the perceived height and helps the complex integrate more naturally into the neighborhood environment.
The architectural language is characterized by clear orthogonality, large windows, spacious terraces, and green roofs. The strong horizontality reflects the sea horizon, while the deep recesses create shade, rhythm, and plasticity. The large glass surfaces allow natural light to connect the interior with the exterior. Materiality is key to the project's identity: vertical elements clad in Japanese volcanic stone are complemented by lighter gres panels, emphasizing the dialogue between verticals and horizontals. The restrained earthy palette harmonizes with the vegetation and coastal setting, while the integrated greenery further connects the architecture with the landscape.
The design promotes contextual integration and human scale, contributing to the developing residential character of St. Constantine and Helena and offering a contemporary model for sustainable living on the seashore.
